The Mayor and City Council of the City of Chamblee, Georgia will hold a public hearing on Thursday, March 12, 2020 at the Chamblee Civic Center, 3540 Broad Street, Chamblee, GA 30341 at 6:00 p.m. to receive public comments regarding the following matters: PZ2019-561: Applicant: WSE Development, LLC and Seven Oaks Company LLC c/o Katheryn Zickert; and Owner: Downtown Development Authority of the City of Chamblee and Pierce Partnership LLP, request approval of a Development of Community Impact for a Mixed-Use Development, with variances from the City of Chamblee Code of Ordinances, Appendix A, Unified Development Ordinance, and the Downtown Chamblee Town Center Planned Unit Development Pattern Book, to increase the number of multifamily units with a floor area of less than 800 SF, to reduce balcony size, to allow balconies on more than one-third of the length of any street-facing facade story, to permit up to six live-work units to not meet the live-work space requirements, to not connect sidewalks and buildings with a five-ft-wide pedestrian path, for the parking structure: to not screen all external openings with decorative elements, to not conceal automobiles from visibility from any street open to the public, to not provide 40% shade cover on the parking garage roof level, to not construct the parking structure to enable future conversion to residential or nonresidential uses, to reduce the required fenestration on a ground floor for a Mixed-Use Building type, to reduce the floor-to-ceiling height requirement on the ground floor for a Mixed-Use Building type, to reduce the floor-to-ceiling height requirement of the ground floor for a General Building Type, to not provide pedestrian entrances on storefront streets, to allow more than 75% of the linear building frontage along the Rail Trail to be residential, to allow a General Building type on a storefront street and on Peachtree Road, to not install the Rail Trail in the location shown in the PUD Regulating Plan, to reduce the number of required short and long-term bicycle parking spaces, to allow loading structures and bays to face the Rail Trail, to allow retaining walls to exceed the maximum wall height, to allow above ground utilities between the building and the street, to not use non-combustible materials for a building three or more stories, to not provide inter-parcel connectivity, to reduce the minimum number of loading spaces, to allow a prohibited roof sign, to allow a projecting sign to extend more than four feet from the building. The property is located at 3519 & 3525 Broad Street; 2155 & 2161 Irvindale Drive; 3514 Ingersoll Rand Drive; 5520, 5546 & 5554 Peachtree Road, being Dekalb County tax parcels 18 309 11 005, 006, 070, 071, 075, 076, 077 & 078, and zoned Planned Unit Development district. 2-25/2020
